This month marks a milestone I never could have imagined when I first started over twenty years ago—over 1,000 transactions throughout my career as a realtor here in Lake Norman.

When I look back on those over 1,000 transactions closed, it’s not the number that matters most. It’s the people and the moments. It’s the families stepping into their very first home with excitement. It’s the retirees settling into a hard-earned lakefront retreat. It’s the young professionals turning the key to their first condo, ready to see where life takes them next. Every closing is more than a sale. It’s a chapter in someone’s life, and I’ve had the privilege of being part of it.

Over the years, I’ve learned a lot. Some lessons came easily, ended in long nights, negotiations, and determination to see things through. As I reflect on this journey to over 1,000 transactions closed, there are three truths I believe every buyer and seller should know, especially here in Lake Norman.

Local Knowledge Is Everything

In real estate, there’s no substitute for knowing your market inside and out. Lake Norman isn’t just “one market”, it’s a collection of unique communities, each with its own personality, price trends, and quirks. From luxury townhomes in Davidson to lakefront estates in Cornelius and Mooresville, understanding the nuances of each neighborhood makes all the difference. The right agent should be able to tell you not just what homes are selling for, but also which areas are up-and-coming, where the best school districts are, and what lifestyle each community offers.

According to a survey by the National Association of REALTORS®, 61% of buyers said that “helping them understand the process” was one of the most valuable services their agent provided. I couldn’t agree more. A big part of my job is education. I enjoy walking clients through the process so they’re confident and informed every step of the way. Here in Lake Norman, that might mean explaining the difference between living on the main channel versus a quiet cove, or pointing out how HOA restrictions could impact your plans. The details matter, and when you’re making one of the biggest financial decisions of your life, you want someone who knows those details like the back of their hand.

When you’re buying or selling in a competitive market like Lake Norman, the right negotiator can be the difference between a dream home and a missed opportunity.

If there’s one thing that’s constant in real estate, it’s change. Interest rates shift, inventory levels rise and fall, and buyer demand can swing in just a few months.

This is just as true for a $350,000 starter home as it is for a $3 million lakefront estate. For buyers, understanding the current market is equally important. If homes are selling in days, you need to be prepared to act quickly and make strong offers. If the market is slower, you may have more room to negotiate. Either way, being informed is your best advantage.

Looking Ahead

Hitting over 1,000 closings doesn’t mean I’ve “done it all.” Every client brings a new story, a new challenge, and a new reason to keep learning. The Lake Norman market continues to evolve, and so do the needs of the people who live here.
